Filby Spa and Leisure Retreat Finally Legalized: A Success Story with Conditions

After six years of operating without planning permission, the Black Barn on Market Lane in Filby has finally been granted retrospective approval to transform into a mixed-use leisure facility. The couple behind the business, Lorraine and Paul Thompson, have been given the green light to expand their boutique spa retreat, which now includes a spa, treatment rooms, a café, and four holiday cabins with hot tubs.

The approval comes with several conditions to ensure the business operates responsibly and sustainably. The spa and café must only be accessible by appointment, and the facility can host a maximum of eight guests overnight. This decision follows a previous rejection in July 2024 due to concerns about the 'urbanization' of the countryside. The Black Barn, which was previously a pig shed, has been offering overnight stays and spa treatments since 2019, despite operating unlawfully.

The recent application faced objections from Highways and members of the public, who raised concerns about increased traffic and the 'intense' use of the site. However, the council approved the bid, recognizing the need for the business to be legitimized while also implementing measures to minimize any potential negative impacts on the rural area.

The Black Barn now has the potential to become a thriving leisure destination, employing 12 people and welcoming up to eight overnight guests and 12 day visitors at any given time. This success story highlights the importance of balancing economic development and environmental conservation, inviting further discussions on sustainable tourism practices.
